📣 As was announced last month, our next AMDP International Gathering will be taking place in New York City on April 12, 13, & 14, 2026.

This directly follows the annual Harvard Real Estate Symposium, a short train-ride away in Boston.

We wanted to share a brief update on the progress of our online learning initiative (OLC). We’re currently planning to move forward with the following featured events:

📆 October 2, 2025 — An Independent Project presentation from Class 25’s Alex Khan about a hotel acquisition (time to be confirmed).

📆 November 20, 2025 — A walkthrough of Class 25’s winning Team Project presentation led by Nick Kreuter (time to be confirmed).

These events are well-suited for a traditional Zoom format, consistent with past sessions, and the AMDP administration will be releasing details for how to join them shortly.

We are also exploring both short and long-form video content via LinkedIn to showcase the scale and depth of some of our independent projects, including:

  • Ryan Fletcher (Class 24): Self storage development ($50M) to data center entitlement strategy ($250M).

  • Matthew Bibbens (Class 24): Successful $500M university development.

The AMDP Alumni Association endeavors to host two official gatherings per year:

  1. Our July Reunion in Boston — an important initiative that connects us with the incoming and graduating AMDP classes.

  2. Our International Gathering, taking place in a different city every year. (Save the date for next one in NYC April 12-14, 2026. This will be held directly following the Harvard Real Estate Symposium in Boston, just a few hours away!)

But there are plenty of opportunities to get together between these events, and we encourage you to connect with each other!

“He backed up a dump truck full of money”

When your last names both start with "B" and you're the only two AMDP-ers from Alabama, chances are you're gonna end up sitting next to each other.

That's exactly how Paul Beasley and James Bobo of AMDP Class 20 first connected — two developers, two hours apart, enrolled in AMDP to look for new opportunities. It was kismet.

Their first real conversation centered around multi-family in Huntsville — the kind of deals that James develops, and Paul invests in.

From there, the trust came quickly. We all know those first two weeks are no joke — it’s like boot camp for your brain (and your liver). But it also means you're around your classmates constantly, and Paul and James took full advantage of the proximity.

Turns out James had a business partner Paul already knew and had done deals with.

(Small world. Smaller when you're in AMDP.)

Fast forward to the sweet, sweet deal—

James had a ground-up multi-family development in Madison, just outside Huntsville — 258 units of garden-style apartments with legit modern touches:

  • CrossFit-style fitness

  • EV charging stations

  • Keyless entry across the board

It was called The Alexandria, and it hit the market right before the multi-family rocket ship took off in Huntsville.

Trusting James, Paul decided to jump in as an investor. That turned out to be a great decision, because James “backed up a dump truck full of money” on this killer development.

The project delivered a 54% IRR and exceeded expectations across the board: on time, under budget, and leased up in a flash.

Paul’s advice to anyone considering a deal with an AMDP classmate? Do it. He’s now partnered with four different AMDP-ers and is looking at deals with several others.

“The whole point of the program is the relationships you build during the process,” Paul said. “You get what you put into it.”

James agreed: “That’s why we’re here, right?”

These two are a living, breathing case study in what AMDP is all about — real relationships, real deals, and a network that keeps paying dividends long after you leave Cambridge.
