Welcome to the first AMDP newsletter of 2026!

First, we were very sad to learn of the departure of Rena Fonseca from the AMDP program. Rena has had an immeasurably positive impact on AMDP, and by extension, our lives. We wish her all the best as she begins a new chapter, and thank her from the bottom of our hearts for her indelible contributions over the years.

On a happier note, we are thrilled to be seeing so many of you in April for our NYC Global Gathering! If you have not yet registered for the event or reserved your room at The Lotte New York Palace, please hop to it.

We have organized 2.5 days of iconic programming, and your registration includes it all!

📆 We’ll kick things off with a welcome reception on Sunday evening at the historic original Smith & Wollensky steakhouse, a favorite of Warren Buffet.

📆 The following morning, we’ll head down to the South Street Seaport, where we’ll hear from the team who redeveloped the district following the devastation of Hurricane Sandy, and enjoy lunch at The Fulton by Jean-Georges. We’ll conclude the day with a sunset sail on the historic Clipper City sailing vessel (thanks to Clifton Blake), and dinner + libations at Chinese speakeasy, hidden within a vibrant market and food hall.

📆 On our final day, we’ll spend the morning in the newly renovated 2 Park Avenue, Herrick’s HQ, with engaging panels on the unique opportunities and challenges in New York City real estate. Then we’ll head over to the new One Vanderbilt building, towering over Grand Central Terminal, to hear from the executive team of its owner, SL Green, and tour its remarkable glass observation attraction, SUMMIT — with the best views in all of Manhattan!

🍾 Finally, we’ll let our hair down for our last party — three hours of unlimited food, drinks, and laughter at The Dawson, our favorite buzzy bar.

👉 And remember: This event directly follows the annual Harvard Real Estate Symposium, a short train-ride away in Boston, so you can easily attend both!

If his friends are coming together, Martin Skea is front and center.

“What do you want on your tombstone?”

That was the question Martin Skea and James Bobo of Class 20 contemplated on the first day they met. Heavy shit, right?

But it’s slightly less bewildering when you examine Martin’s reason for showing up at AMDP in the first place. Following an illustrious career in banking, Martin enrolled in AMDP because a question had been nagging at him for for years:

“What kind of impact am I actually having?”

Before finance, Martin got his professional start in urban planning in New York City. His early proclivity for maximizing the benefits of strong communities never really left his heart. Thus, AMDP gave him a structured way to return to his resolve for the built environment — and, as it turns out, enter one of the most engaged “second acts” in our alumni network.

Martin didn’t treat AMDP as simply a classroom. He went deep. Quickly.

Martin's first meaningful connection was with James Bobo, and their initial conversation had very little to do with real estate. They talked about belief systems, legacy, and what they hoped people would say about them at the end of their lives. “What do you want on your tombstone?” is not a typical diligence question, but for Martin, it told him everything he needed to know about the operator across the table.

That trust translated into an investment in James’s multifamily opportunity-zone development in Huntsville, Alabama. The fundamentals were compelling — growing population, proximity to commercial corridors and a university, and long-term tailwinds in the market. But Martin invested because he believed in the person executing the plan. 

Martin’s relationship with another classmate, Mike Geisler, began similarly. After learning that Mike had recently suffered from a personal tragedy, Martin invited him to dinner for one reason — to listen.

Their connection was instant, and it endured. Martin later visited Mike in Dallas, toured projects, and met the family. When Mike brought forward a value-add office conversion, Martin stepped in as an LP. The asset sold earlier than expected due to strong local demand, generating an attractive return. More importantly, it reinforced Martin’s conviction that backing people with integrity compounds over time.

From Boston with Mike Geisler, to Barcelona with James Bobo, and heaps other friends, Martin shows up for his AMDP pals.

Then came Jon Hoenig. Martin and Jon’s bond began over shared East Coast roots and a very real appreciation for geography. Jon’s PE fund (and AMDP Indy Project) identified underperforming hotel assets in supply-constrained markets, including a dated cottage-style property in the Hamptons with clear repositioning potential. Martin visited, walked the site, reviewed the thesis — and invested.

Martin has shown up as the kind of LP every operator hopes for: thoughtful, patient, and engaged.

But aside from supporting his talented classmates, Martin’s time in AMDP provided another opportunity for him to have a real impact — with his own Indy Project.

Martin’s project, ToGather Homes, is focused on industrialized modular housing aimed squarely at affordability. He has assembled international design teams, engaged municipalities across Europe and North America, and studied policy frameworks from Canada to Germany. He is candid about the headwinds: an industry slow to innovate, capital markets that tighten quickly, and regulatory friction in foreign jurisdictions.

👉 But he is equally candid about the opportunity: ToGather Homes has received investment and support from the European Commission, as well as funds in Europe. He’s currently in negotiations for sites in Cologne, Germany and Cork, Ireland.

👉 Martin also has some killer opportunities in the U.S., where he is helping to advance a truly innovative modular infill housing project with hundreds of sites already identified or under contract in southern Michigan. This unique model leverages land-bank partnerships, long-term tax abatements, and collaboration with a major U.S. manufacturer.

The project is raising $10M, is targeting a 9.5% unlevered return, and is already in the process of expanding to other states.

For years, Martin has deployed capital into the visions of classmates he trusted. Now he is inviting the AMDP community into his own.
